Frequently Asked Questions
You can use this guide to familiarize yourself with rules, laws and other important information relating to your property.
As a tenant, you will typically need: a government-issued photo ID (Aadhaar Card, PAN Card, or Passport), proof of income or employment (salary slips, offer letter, or bank statements), and 1–2 passport-size photographs. Some landlords may also ask for a previous rental reference or a local guarantor.
Yes, a rent agreement (also called a lease agreement) is strongly recommended and legally important. Under the Bihar Rent Control Act, a written agreement protects both the tenant and the landlord. It should clearly state the monthly rent, security deposit amount, duration of stay, and notice period. It is advisable to have it notarized or registered.
No. If you have a signed rent agreement, the landlord cannot increase the rent during the active lease period. Rent increases are only valid upon lease renewal, and typically require at least 1 month’s prior written notice. If your landlord is attempting an unlawful increase, EPeak can help you understand your rights.
Before moving in, check: water supply and drainage, electricity connection and load capacity, condition of walls, windows, doors, and locks, working condition of any included appliances or fixtures, availability of parking if needed, and proximity to your workplace, school, or market. Document any pre-existing damage in writing or photos shared with the landlord to avoid disputes later.
Our team typically responds within a few hours during working hours (Monday to Saturday, 9 AM – 7 PM). For urgent queries, we recommend calling us directly at +91 79037 90508. We’ll work to shortlist suitable properties for you within 24–48 hours of understanding your requirements.
Under standard rental agreements in India, a landlord must give a minimum of 1 month’s written notice before asking the tenant to vacate, provided the tenant has not violated the terms of the agreement. For non-payment of rent or damage to property, the eviction process may differ and legal counsel is recommended.
